Privacy policy

DwellSignal is real-estate analytics built on public data. You can use most of it without an account. When you do give us something, this page says what it is, why we keep it, who handles it for us, and how to get it back or deleted. We do not sell personal information, and we do not run advertising or analytics trackers.
What we collect
- Your account. When you sign up, our sign-in provider (Clerk) collects your email address, your name if you give it, and a password or your Google sign-in. We receive your account ID, email and name.
- What you save. Anything you enter and choose to keep: your profile (name, phone, address, profession, investor type, budget and financing goals), investment theses, saved deals (address, price, assumptions, notes), saved searches, places and ZIP codes on your watchlist, Housing and Move answers, and, if you use advisor mode, client names, notes and follow-ups.
- Email sign-ups. If you join the newsletter or ask for a report, your email address, where you signed up, and any note you add.
- Payments. When paid plans are available, Stripe handles checkout. We keep your Stripe customer and subscription IDs and your plan status. We never see or store card numbers.
- Requests to our servers. Like any website, our servers receive your IP address, the page or API path requested, and the time. Our hosting provider keeps these logs for a limited period. Our rate limiter keeps an IP address in memory for one minute and stores nothing.
Why we use it
- To run your account and show you what you saved.
- To send email you asked for: a welcome note when you sign up, newsletter issues if you subscribed, and reports you requested. Every newsletter email has an unsubscribe link.
- To answer support questions sent to hello@dwellsignal.com.
- To keep the service working and stop abuse, such as scraping beyond our rate limits.
We do not use your saved deals, profile or questions to train machine-learning models.
AI features
When you ask the Deal Desk for an AI analysis or chat with the analyst, the deal details on screen (including the property address, if you entered one) and your question are sent to OpenRouter, which passes them to a third-party language model to write the answer. Those models may run on free tiers whose providers can keep and use prompts under their own terms. Leave personal details out of AI questions. Every other figure in DwellSignal is computed on our own servers and sent nowhere.
Using DwellSignal from an AI assistant or the API
Our MCP server (for ChatGPT, Claude and other assistants) and our REST API return public market data. They need no account and ask for no personal information. The assistant sends us only the tool request it makes, such as a place name, a ZIP code or a price. We use that to answer, and the request appears in the server logs described above. We do not receive your conversation with the assistant.

Each provider gets only what its job needs. We share personal information beyond this list only if the law requires it.
Cookies and browser storage
Clerk sets cookies that keep you signed in. Your browser also stores a few preferences on your device: light or dark theme, the last place you looked at, and whether you have seen a tip. These never leave your device. We use no advertising, cross-site tracking or analytics cookies.
Property data about other people
Our market data comes from public sources: government permit registries, public listing data, and federal and local datasets. Some records include names, such as a permit holder. If a record about you appears in DwellSignal and you want it removed, email us and we will remove it from what we show.
How long we keep it
Account data and saved items stay until you delete them or ask us to delete your account. Email sign-ups stay until you unsubscribe or ask for deletion. Payment records are kept as long as tax and accounting law requires.
Your choices and rights
You can edit or delete saved items in the app at any time. To get a copy of your data, correct it, or delete your account and everything tied to it, email hello@dwellsignal.com from your account's email address. We answer within 30 days. Depending on where you live (for example California, the EU or the UK), you may have further rights, including the right to object to processing or to complain to a data-protection authority. We honour them however you ask.
Security
Traffic is encrypted in transit, sign-in is handled by Clerk, and each saved item can be read only through your own signed-in account. No system is perfectly secure. If a breach affects your data, we will tell you.
Children
DwellSignal is for adults making property decisions. It is not directed at anyone under 18, and we do not knowingly collect their data.
Changes
If this policy changes, we will update the date at the top. If a change affects data you have already given us, we will email account holders before it takes effect.
